Building and purchase surveys

Purchasing a building requires a significant financial commitment regardless of whether the property is freehold or leasehold. For this reason, it is vital that prospective buyers understand the condition and potential future cost of the building.

Party wall matters

The Party Wall etc. Act 1996 provides building owners with rights when they wish to carry out works on or adjacent to their party line.

We ensure that our Clients are fully aware of their obligations and rights under the Act and in this capacity we ensure that all appropriate notices are served, designs are correctly considered, the appropriate schedules are produced and all necessary duties are discharged by both the building owner or adjoining owner, depending upon our appointment.

Dilapidations

Commercial landlords and tenants can often find themselves burdened with significant costs, where the covenants and obligations detailed within their lease are not carefully managed or protected. We have a great deal of experience in the preparation of Schedules of Dilapidations for landlords to serve on their tenants and a reciprocal arrangement for negotiating the content of any schedules on behalf of tenants.

Schedules of conditions

Schedules of condition are required for a number of purposes, and it is extremely important that the purpose is fully understood prior to the carrying out of any inspection and the preparation of a schedule as the level of detail required can vary depending on the requirements.

Although a schedule should be a simple record of the condition of a structure, it is important that the causes of any defects are identified.

Reports and expert evidence in dispute situations

As they may end in legal proceedings, disputes need to be handled in a diligent, discreet and professional manner. At Lawson Queay, our experienced surveyors can deliver accurate reports in respect to boundaries, party walls and certain lease agreements, building contracts and building works.
