Lawson Queay Chartered Surveyors were commissioned to undertake a pre-acquisition survey together with a schedule of condition prior to our Client acquiring a long term lease. Our report provided advice upon estimated costs for the future building maintenance and anticipated dilapidations liability. To assist in any future dilapidations claim, we also prepared an initial schedule of condition to act as a record for the tenant.

Lawson Queay Chartered Surveyors were appointed to undertake a pathology inspection of the Church and advise on any defects that were present. The Church had suffered from areas of significant water ingress and our inspection revealed an amount of timber decay which needed immediate attention. Further defects were also noted to the roof coverings and brickwork.

Lawson Queay Chartered Surveyors were instructed to undertake thorough inspections of these buildings to establish the causes of internal defects. Our pathology inspections revealed that significant repair works were necessary to address these issues; these included the replacement of lead lined parapet gutters, the renewal of roof coverings and remedial works to leaded light windows.

Lawson Queay – Chartered Surveyors were appointed to undertake a refurbishment project for our Client to redesign staff changing facilities and address both structural cracking and water penetration issues. Our Surveyors undertook pathology inspections of the structure and targeted key areas for remedial works, which included the replacement of roof coverings, the design and specification of vertical damp proofing and the remedial repairs to cracking masonry. Due to the operational needs, the works had to be undertaken whilst the building remained in occupation. In designing a carefully phased programme, Lawson Queay – Chartered Surveyors were able to ensure that no disruption to the building’s functionality was experienced throughout the contract programme.
